Mortgage rates remain higher than most would like, and many buyers are sitting on the sidelines, waiting for that perfect rate drop before making a move.

And I get it. Waiting can feel like the smart thing to do. But trying to time the market is often a roll of the dice.

The Market Right Now: Quiet, But Full of Opportunity

Right now, we’re in a true buyer’s market in many areas:

  • Homes are sitting longer on the market

  • Inventory is higher

  • Sellers are motivated and willing to negotiate

  • We’re seeing price reductions, concessions, and flexibility we haven’t seen in a while

This window gives buyers more leverage, less competition, and real opportunity—before the market shifts again.

What Happens When Rates Drop?

It’s predictable:
When rates finally do shift downward in a meaningful way, buyers flood back into the market—often all at once.

The result?
➡️ Multiple offers
➡️ Higher prices
➡️ Sellers regain the upper hand

In other words, the deal you’re waiting for might vanish as soon as everyone else jumps back in.

My Advice to Buyers Right Now

I continue to educate my clients on this truth:  If buying makes sense for your life now—financially, personally, logistically—this is your moment to act from a position of power.

  • You can negotiate more

  • You may get closing costs covered

  • You’ll have more homes to choose from

  • And you can always refinance later if/when rates go down

📌 Waiting is a strategy, yes—but it’s a roll of the dice.  The smartest move is to base your decision on your situation, not just the rate.
